Stage 01 · Store

Bulk storage & tank yard

A single 5-tonne LPG vessel in a secured, fire-protected yard supplies the whole estate — no cylinders, no per-unit refills.

  • Manual isolation valve and emergency solenoid wired to the estate ESD panel.
  • Pressure relief valve piped to a vertical vent stack, clear of openings.
  • Excess-flow valve at the tank outlet closes automatically on a pipe rupture.
  • First-stage regulator steps 7 bar down to ~1 bar for the buried main.
  • 85% auto fill-stop, gauges and multivalve; earthing, bonding and lightning protection.
  • Fire response — 2 × 9 kg extinguishers, fire sand, signage and a locked fence.

Stage 02 · Distribute

Pipeline & apartments

Buried mains carry gas to each building, where a staged regulator drops pressure to a safe ~34 mbar before it reaches any appliance.

  • Buried MDPE PE100 SDR11 main laid 600–900 mm deep on sand bedding.
  • Warning tape ~300 mm above the pipe, with tracer wire to locate it later.
  • PE→steel transition fittings where the main rises at the building wall.
  • Second-stage regulator drops 1.0 bar → ~34 mbar, protected by paired OPSO / UPSO shut-offs.
  • Steel riser in a ventilated shaft with a lockable isolation valve per floor.
  • Smart meter and isolation valve at each apartment entry; gas & CO detectors on a 24 V solenoid.

Metering, control & billing

Ultrasonic LoRaWAN meters report consumption and accept remote valve commands; residents pay by M-Pesa and supply re-opens on payment.

  • 84 ultrasonic meters with valve-control relay and 5-year+ battery.
  • Readings every 15–60 min; instant alarms for leak, tamper and low battery.
  • Roof / plant-room gateway on UPS with Ethernet + cellular backhaul.
  • M-Pesa (Daraja) STK push or Paybill, confirmed to a secure callback.
  • Auto-reconciliation matches receipt, amount and phone to the invoice.
  • SMS receipts and a customer portal for balance and usage.

Gas leaves the tank at high pressure and is reduced through certified regulators to a safe appliance pressure — with over- and under-pressure shut-offs guarding the low-pressure network.
